Scandinavian Homes is your ideal partner for building your new home at Graven Hill – the largest self build community in the UK, aimed at households of all sizes. It is planned to include opportunities for people to build as a group and as individuals, across a 600 hectare site on the outskirts of Bicester, Oxfordshire. The site includes woodland, allotments, a network of cycle and footpaths and amenity spaces and will also have a school and community centre.
All the Self Build plots at Graven Hill have a Plot Passport, which tells you everything you need to know about that specific plot of land so you can see if it meets your needs. You still have a lot of flexibility about what you actually build – for example it will tell you what the maximum gross internal area is, but you don’t have to build to that size – if outdoor space is more important to you, then go for a smaller house with a bigger garden.
The concept of a “Golden Brick” means that all the foundations, drainage, substructure walls, ground floor slab and on plot connections for utilities are carried out by Graven Hill, and the plot cost includes this as well as planning permission fees, Building Control inspections, a 10-year structural warranty and completion certificate.
A flexible Design Code means that there is a wide scope of options for the house exterior finish while also ensuring that the roads and streets still have an element of visual continuity.

Low running costs are a given with our houses as our timber panel specification includes triple glazed windows, and our methods provide excellent air-tightness. Rapid build times enable you to plan your project easily. If you want to be really hands-on with your project, a shell build is the best option, where we hand you a wind and watertight house envelope for you to complete, but if you’d rather we managed things then a turnkey build project means we do all the hard work and you just have to move in.
Depending on the orientation of your preferred plot, it may make sense to take advantage of south-facing roofs to include solar panels or solar roof tiles. These may then be incorporated into whatever heating system you choose.
